A multi-story housing and retail development proposed for Marsh and Nipomo streets has cleared its first hurdle.
The city's Architectural Review Commission approved the design on August 7 for "Paseo del Sol," a Bermant Homes project including 33 upper-story residences and more than 6,000 square feet of street-level retail.
With four stories and an average height of 50 feet along Marsh Street, the development complies with San Luis Obispo's existing height limitation, according to a staff report, which also maintains that the project "will not impact views of the surrounding hills."
The design calls for two structures built around an atrium, with "semi-subterranean" parking. It includes 18 two-bedroom and nine one-bedroom condominiums, and six multi-story two-bedroom townhouses. Three of the one-bedroom units are considered "affordable," with one earmarked for moderate-income and two for very low income residents.
A rooftop patio would be available for all residents to use, providing views of the morros to the north.
The San Luis Obispo Planning Commission will consider the mixed-used project on August 23, and it will go before the city council for a final decision.
